Part 1: Expectation & Outcome Acknowledgement

Our primary goal at Baltimore Rent Court Agents, LLC is to obtain the best possible outcome for our clients. Our experience allows us to navigate the eviction process in Maryland precisely. By engaging our services, Client acknowledges and agrees to the following:

  • Nature of Services: We provide comprehensive support and guidance throughout the eviction process. We aim to achieve the best possible outcomes based on the specifics of each case and in accordance with Maryland law.
  • Variability of Outcomes: Eviction cases can vary significantly based on individual circumstances, including the details of the lease agreement, the evidence presented, the actions of the tenants, and the discretion of the presiding judge. As such, we cannot and do not guarantee specific results or timelines.
  • Client Responsibilities: Client is responsible for providing accurate, complete, and truthful information. Timely communication and cooperation are crucial for the effective management of the eviction process.
  • No Guarantee of Success: While we aim for favorable outcomes, certain factors may impact the success of eviction proceedings, including court decisions and tenant actions. Client must understand that results may vary, as every judge may interpret the law differently.
  • Compliance with Law: Client acknowledges that all actions taken by Agent will be in full compliance with applicable laws. Agent will not pursue actions that are illegal, frivolous, or not based on a legally recognized "just cause."

Part 2: Authorization for Settlement & Negotiation

By engaging our services, Client hereby authorizes Baltimore Rent Court Agents, LLC and its designated representatives ("Agent") to discuss, negotiate, and enter into settlement agreements on Client's behalf in matters related to eviction proceedings.

  • Negotiation Authority: Agent is empowered to discuss, negotiate, and finalize settlement terms with the opposing party (tenant and/or their legal counsel), aiming to reach a resolution that aligns with the Client's best interests.
  • Authority for Stays of Eviction: Client specifically grants Agent the authority to negotiate and agree to a stay of eviction for a period of up to seventy-five (75) days if the defendant agrees to a consent judgment for possession. This authority is granted to allow for quicker resolution and to avoid potential delays (e.g., postponements, tenant tactics) that could prolong the eviction process. Any stay of eviction exceeding 75 days requires prior verbal or written authorization from the Client.
  • Client Consultation: While Agent will act in the Client's best interest, Agent will strive to keep Client informed of significant negotiations. Client is encouraged to communicate any specific preferences regarding negotiation strategies.
