II. Terms and Conditions

1. Lease and Premises

Landlord leases to Resident, and Resident leases from Landlord, the real property described in the Key Provisions Summary (the "Premises") for the Lease Term specified therein, subject to the terms of this Lease.

2. Rent and Other Charges

Resident shall pay the Monthly Base Rent to Landlord on the first day of each month, without demand or offset. All other fees and charges due under this Lease constitute "Additional Rent." If rent is not paid in full by 11:59 p.m. on the 10th day after its due date, a late fee of 5% of the unpaid amount shall be due as Additional Rent.

3. Security Deposit

The Security Deposit shall be held in accordance with Maryland law and returned to Resident within 45 days after termination of the tenancy, less any deductions for damages beyond normal wear and tear, unpaid rent, or other breaches of this Lease.

4. Use, Occupancy, and Maintenance

The Premises shall be used only as a private residence. Resident shall maintain the Premises in a clean, safe, and sanitary condition, and shall promptly notify Landlord of any needed repairs. Resident is responsible for the cost of repairs for damage caused by Resident or their guests' negligence.

5. Landlord's Right of Entry

Landlord may enter the Premises upon providing at least 24 hours' prior written notice for non-emergency purposes. In case of emergency, Landlord may enter without prior notice.

6. Default

If Resident fails to pay rent when due, or breaches any other material term of this Lease, Resident shall be in default. Upon default, Landlord may exercise all remedies available under Maryland law, including termination of this Lease and eviction.

ACKNOWLEDGMENT OF AUTOMATIC RENEWAL PROVISION

(As Required by Maryland Real Property § 8-208)

By initialing below, each Resident acknowledges that they have read and understood that if a written Notice of Non-Renewal is not provided by either party at least sixty (60) days before the end of the lease term, this Lease will AUTOMATICALLY CONVERT to a month-to-month tenancy, potentially at a higher rental rate.
