This Residential Lease Agreement ("Agreement") is made and entered into in the Province of Cebu, Philippines, by and between:

II. Terms and Conditions

1. Term of Lease

The term of this lease is for **ONE (1) YEAR**, commencing on the Start Date and ending on the End Date specified above. This lease may be renewed upon mutual agreement of both parties, with written notice of intent to renew served to the LESSOR not later than thirty (30) days prior to the expiry date.

2. Rental Rate and Payment

The monthly rental rate for the Leased Premises shall be the amount specified in the Key Provisions Summary, payable on or before the fifth (5th) day of each month without need of demand. A penalty of two percent (2%) per month shall be imposed on overdue rental payments.

3. Advance Rent and Security Deposit

Upon signing this Agreement, the LESSEE shall pay the LESSOR:
A. Advance Rent: An amount equivalent to one (1) month's rent, which shall be applied to the last month of the lease term.
B. Security Deposit: An amount equivalent to two (2) months' rent. This deposit shall answer for any unpaid utilities and damages to the property beyond ordinary wear and tear. Any remaining balance shall be returned to the LESSEE within thirty (30) days after the termination of the lease and surrender of the premises.

4. Use of Premises

The Leased Premises shall be used exclusively by the LESSEE for residential purposes only. The premises shall be occupied by the LESSEE and the following individuals: [List Names of Other Occupants]. No other persons may reside in the premises without the prior written consent of the LESSOR.

5. Repairs and Maintenance

The LESSOR shall be responsible for major repairs on the Premises necessary to keep it in a tenantable condition, not caused by the LESSEE's fault or negligence. The LESSEE shall be responsible for minor repairs, including but not limited to replacing light bulbs, cleaning drains, and maintaining general cleanliness.

6. Utilities and Dues

All charges for electricity, water, internet, cable television, and other utilities, as well as any applicable condominium or homeowners' association dues, shall be for the account of the LESSEE.

7. Alterations and Improvements

The LESSEE shall not make any alterations, additions, or improvements to the Leased Premises without the prior written consent of the LESSOR. Any improvements made shall become the property of the LESSOR upon termination of the lease, unless otherwise agreed in writing.

8. Sublease and Assignment

The LESSEE shall not directly or indirectly sublease, assign, or transfer any rights under this Agreement to any other person or entity without the prior written consent of the LESSOR.

9. Lessor's Right of Entry

The LESSOR or its authorized representative shall have the right to enter the Leased Premises at any reasonable hour to examine the same or to make repairs, upon giving the LESSEE twenty-four (24) hours' prior notice, except in case of emergency.

10. Default and Termination

The LESSOR shall have the right to terminate this lease and judicially eject the LESSEE for any of the grounds provided by law, including but not limited to: (a) arrears in payment of rent for a total of three (3) months; (b) subleasing the unit without the written consent of the LESSOR; or (c) expiration of the lease contract.

11. Return of Premises

Upon the expiration of the lease, the LESSEE shall promptly deliver the Leased Premises to the LESSOR in as good and tenable condition as when received, ordinary wear and tear excepted, and shall return all keys.

12. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the Republic of the Philippines.
